A USD 200,000 budget. Net came out at 5 to 6 percent. The developer's brochure would have shown something close to fifteen and the contract would have been signed. I declined the deal.
He arrived with the unit already chosen and only wanted the paperwork done. I checked the developer's previous project: almost complete, but neighbours had complained about breaches of construction standards and ground had slipped on the site during the works. Those issues were still open, and the developer had already launched two more projects in parallel. I advised him to wait for comparable terms from developers with a delivery record on Phuket.
He wanted to enter where the most is being built. Two years on, dozens of buildings open there and competition eats both rent and capital value. He bought where there is physically nowhere left to build, and takes the keys shortly.
