There are areas that match your goal and areas that do not, and that distinction is far more useful than any ranking. The same apartment behaves completely differently in Bang Tao and in Chalong: in one it works all year, in the other it sits empty for half of it. Let me go through them by scenario.</p><h2>The west coast: the tourist belt</h2><h3>Bang Tao and Cherng Talay</h3><p>The densest point on the west coast: restaurants, retail galleries, international schools, clinics, and a large European and international community. High rental rates and an equally high entry price. Resale liquidity here is the best on the island - finding a buyer is easier than anywhere else, which matters more than people expect when the time comes to exit.</p><p>The downside is the same as the upside: this is where most of the building is happening. On a five-year view you should assume growing competition for tenants, and that is why I model Bang Tao at 4-6% net rather than the 6-8% that a good unit elsewhere can carry.</p><h3>Layan</h3><p>Next door to Bang Tao, quieter and more expensive in terms of project standard. Less chain infrastructure, more privacy. It suits buyers sitting on the line between buying for themselves and buying to rent out, which is a larger group than the market usually admits.</p><h3>Kamala and Patong</h3><p>Kamala is a resort district with a strong hotel presence and a rental history that is easy to verify. Patong is maximum tourist flow and maximum noise: it works for short-stay rental and suits very few people for actual living. I am direct with clients about Patong, because the photographs and the experience of living there are two different things.</p><h2>The north: the airport and the quiet beaches</h2><h3>Nai Yang and Mai Khao</h3><p>Proximity to the airport is not only convenience - it is a working occupancy tool. Short stays, transit guests, business travellers. The north holds its occupancy in exactly the months when beach locations in the south are idle, and that is the single most underrated fact about this part of the island.</p><p>Development land here is limited, since part of the territory adjoins the national park. That restrains future competition, although new projects have already been announced, so competition will rise - just moderately.</p><h2>The south: living and year-round flow</h2><h3>Kata and Karon</h3><p>Classic tourist beaches with flow almost all year. Rental income is steady and the entry price is lower than on the west coast. The infrastructure is resort infrastructure rather than city infrastructure, which is the right trade for some buyers and the wrong one for others.</p><h3>Rawai and Nai Harn</h3><p>This is where expats with families live: schools, markets, the marina, a large and settled community. Demand leans towards long-term rental. That earns less per night than short stays, but it is far more predictable, and predictable income is worth a great deal when you are managing an asset from another continent.</p><h3>Chalong</h3><p>A residential district inland, with no resort beach of its own. People come here for the price and for permanent living, not for nightly rental returns. If you are moving to the island rather than investing in it, Chalong often gives you more house for the money than anywhere on the coast.</p><p>It is also the district where I most often have to manage expectations in the other direction. Chalong is genuinely affordable and genuinely pleasant, but a short-stay rental model does not work here, and a client who buys on price alone and then expects holiday-let occupancy will be unhappy by the second low season. Bought as a home, or as a long-term rental, it is one of the sounder decisions on the island.</p><div class="callout">The check I recommend to everyone: look at the area not in high season but in September. A location that is alive in low season is the location that actually works for rental. Everywhere on Phuket looks excellent in January.</div><h2>What I look at in an area besides the beach</h2><p>Buyers arrive with a map and a list of beaches. I arrive with a different list, and it is usually the one that decides whether a unit performs. How far is the nearest clinic that operates at night. Is there a supermarket a guest can walk to, or does every arrival need a car. How bad is the road at the end of the rainy season. Whether there is a school run passing the entrance at eight in the morning.</p><p>Then there is the supply pipeline, which is the single most useful thing an area can tell you. Three hundred new units completing within a kilometre of yours in the same year will move your nightly rate, no matter how good your building is. That information exists - permits are public and developers are not shy about announcing phases - and it belongs in your decision before you buy, not in your disappointment afterwards.</p><p>Finally, I look at who already rents there. An area with a settled long-term expat population behaves differently from one that lives entirely on holiday arrivals: lower rates, far fewer empty weeks, much less work. Neither is better. They are simply different jobs, and you should know which one your apartment is being hired to do.</p><h2>Prices across the island</h2><p>As a rough map: Bang Tao, Layan and Kamala sit at the top, Kata, Karon and Chalong are more affordable while keeping sensible liquidity, and the north sits in between. Those two figures apply everywhere, so the district affects your rate and your season, not the structure of the economics.
